Please note: An appraisal inspection is not the same as a home inspection. The appraiser’s role is to observe the home’s overall condition and quality to determine market value. For most conventional financing, crawl space or attic access is not required.
Appraisal Checklist
What to Expect During Your Appraisal Inspection

Photographs of Interior & Exterior
The appraiser will take photos of the interior rooms, exterior of your home, outbuildings, and any unique features that contribute to its value.
Measurements & Sketches
Expect the appraiser to measure and sketch the layout of both your home and outbuildings for accurate square footage and property details.
Noting Construction Materials
Details such as siding material, window type, flooring, and other key elements help establish your home’s overall quality and condition.
Utility Assessments
The type of water supply (municipal vs. well), sewer system (municipal vs. septic), and fuel source (natural gas vs. LP gas) will also be noted.
List of Improvements
Make a list of recent upgrades (e.g., new roof, remodeled kitchen, updated HVAC) to share with the appraiser. This ensures all value-adding improvements are properly included.
How to Prepare
Easy Access
Ensure the appraiser can access all key areas (basement, furnace area, garage, outbuildings, etc.) without obstacles.
Documentation
Have any relevant documents (such as receipts for renovations) ready to share if needed. This can save time and confirm the scope of improvements.
Questions?
If you have any specific concerns or unique features you’d like the appraiser to note, make a list and bring it up during the visit.
